Chappaqua Townhouse Renovation: How Smart Space Planning Transformed This Westchester Home

Why space planning is the most important part of any renovation

At Toledo Geller, we often say that space planning is our love language.

Few things are more satisfying than walking into a home and realizing that the problem isn’t the house itself—it’s the layout. Sometimes a single strategic shift (simple in theory, less simple on the contractor’s estimate) can completely transform how a family lives in a home.

That was exactly the case with this townhouse renovation in Chappaqua, New York.

Our client—a longtime friend and design industry colleague—purchased this Westchester townhouse as a fresh start for herself and her two young sons. Before she even made an offer on the property, she called us with a question we wish more homeowners would ask:

Can this house become what I need it to be?

The answer wasn’t about furniture, paint colors, or finishes. It was about the floor plan.

The Problem With This Chappaqua Townhouse Layout

From the beginning, our client described her vision as a “jewel box” home—layered, charming, intimate, and full of personality.

The existing kitchen wasn’t terrible. It was simply builder-grade and undersized. Initially, she imagined a cosmetic update and perhaps an additional run of cabinetry beneath the window.

But when we walked through the home, we immediately realized the issue ran much deeper than finishes.

While we’re famously pro-enclosed rooms and decidedly anti–wide-open floor plans, this kitchen was too isolated. It lacked natural flow, felt disconnected from the rest of the home, and made everyday family life more difficult.

At the same time, removing every wall wasn’t the answer either. One giant open room would have completely undermined the cozy, collected “jewel box” feeling our client loved.

Then there was an especially awkward architectural detail: a partial wall separating the staircase hallway from the living area that simply stopped mid-air, with no trim, no header, and seemingly no reason for existing at all.

It was exactly the kind of layout puzzle we love solving.

Why Space Planning Matters More Than Finishes

Before selecting a single cabinet finish or paint color, we developed three completely different floor plan options.

Each layout focused on solving the same challenges:

  • Expand the kitchen footprint
  • Eliminate the awkward floating wall
  • Improve circulation throughout the first floor
  • Create a dedicated dining area
  • Support the realities of daily family life

For us, great space planning isn’t about maximizing square footage. It’s about maximizing how the home functions.

We envisioned homework spread across the table, puzzles left out for days, friends gathered around the kitchen, and boys lingering nearby while their mom cooked dinner.

Those moments deserve as much consideration as the aesthetics.

The Winning Layout: A Kitchen Designed for Real Life

Ultimately, we selected a plan centered around a custom corner banquette.

The banquette instantly created the cozy, gathered feeling we were after while maximizing every available inch of space. Across from it, a wall of tall cabinetry conceals the refrigerator and additional storage, allowing the kitchen to feel more furniture-like and integrated with the rest of the home.

The result is a kitchen that functions beautifully while still feeling intimate and layered.

We even managed to incorporate a petite island for additional prep space and storage without sacrificing circulation.

It’s proof that successful space planning isn’t always about making rooms larger. Often it’s about making them smarter.

A Bold Kitchen Color Choice

And then there was the color.

For the first time in Toledo Geller history, we designed a kitchen in a rich oxblood red—and we couldn’t be more obsessed.

The cabinetry and backsplash share the same saturated hue, creating a dramatic and enveloping backdrop that perfectly supports the jewel box concept.

Layered with wallpaper, artwork, and collected furnishings, the room feels deeply personal and entirely unique to our client.

A Townhouse Design Solution We Keep Coming Back To

Interestingly, this layout gave us a serious sense of déjà vu.

Years ago, during the renovation of Jessica Geller’s own Hoboken townhouse, we employed a remarkably similar strategy: combining kitchen and living functions, wrapping cabinetry around the perimeter, and incorporating built-in banquette seating to maximize both storage and usability.

Maybe there’s something about townhouse living that naturally lends itself to these cozy corners and hardworking layouts.

Townhouses often require rooms to perform multiple functions at once. The best designs embrace that reality rather than fight it.

The Most Underrated Part of Interior Design

We genuinely believe space planning is one of the most overlooked aspects of interior design.

Paint colors can change.

Furniture can be replaced.

Wallpaper can be removed.

But a thoughtfully designed floor plan changes how a family experiences their home every single day.
